There was a time when second showings were pretty standard… buyers would pick out their top 3 homes and do second showings of them before making a decision. With such a shortage of homes for sale now buyers often make split-second decisions on making an offer… sometimes almost without really seeing the home even the first time.
While sometimes this works just fine, especially after buyers have already seen many homes and perhaps made offers on many homes as well… sometimes these quick decisions can end up backfiring. In fact, it seems I am seeing more canceled purchase agreements that ever before.
When sellers are reviewing multiple offers a second showing can work in your favor. I had buyers this week who looked at a house as soon as it came on the market… then came back several hours later for a second showing with more family members. They decided they really liked the home and made an offer right away. It went into multiple bids and they were the lucky winners.
The listing agent told me the offers were really close but what helped tip my buyers over the top was the fact that they did a second showing… and brought along more family members. That made the sellers more comfortable that the buyers weren't as likely to have buyer's remorse and cancel the agreement. This has been the case with my sellers in several different situations as well.
In today's competitive market buyers can use any edge they can get. If it is possible, consider a second showing.
